Hello! This ad is specific and detailed so you can easily determine if this space/situation is what you were hoping to find. I don't want to waste anyone's time, :).

Available for rent is a large Townhouse with newish paint in the bedrooms on the border of Fairfax/Chantilly/Reston. The common areas are all furnished, but the bedrooms are not. Plenty of natural light comes in through the common living areas. Anyone who takes a look at the place usually gives compliments on how nice the place is. For room shares, it's usually a free-for-all. Here, there are house rules of common sense items (such as cleaning up after yourself and not leaving dishes in the sink), so roommates understand what is expected of them. The idea of this place is to be more affordable, cozy, nice for the price, with roommates who can co-exist peacefully and respectfully with each other.

This rental has young adult professionals from Craigslist who did not know each other before moving in, so you would not be an outsider. Additionally, roommates are vetted and pass criminal (no serious or violent crimes) and credit background checks. Each roommate is sent house rules to ensure everyone is on board and knows what is expected of them.

Additionally, *RENT CONTROLLED*! Rent will not increase for any annual renewals of the lease agreement (a huge plus for those who gripe about rentals that increase rent substantially each year, as rents have been soaring recently).

One room will be available:

$600: Unfurnished room on the 3rd floor about 10x10 in size with a closet. Bathroom is shared with two others, and is on the same level as this bathroom. Plenty of natural light comes in. Available for move-in on September 1. There is a master bedroom with a private bathroom, two closets, and 20x20 in size for $850 that will be available in 2-3 months' time, and if you'd like an upgrade, then that choice will be available to you when that tenant moves out. These rooms do not last long.

Some facts about the place:

- Plenty of free street parking, there are never problems with finding an open parking spot nearby.
- Friendly roommates (4) in their 20s/early 30s, 3 males and 1 female, all working professionals. Everyone gets along, communicates, and respects each other. When fully occupied, the space will occupy 5 tenants.
- Two full-sized fridges and two full-sized cabinets (plenty of fridge/cabinet space).
- Townhouse is on the more peaceful side, everyone has busy schedules and no parties are thrown at the house.
- A cleaning system to make sure everyone does their part in keeping the house clean. A fair system ensures the place isn't dirty and that everyone follows. (unlike a lot of shares).
- Centrally located: Grocery stores (Wegmans, Lotte Marte), numerous restaurants, and Rt. 66 are within a 10 min drive. New Golds gym is within walking distance. George Mason University, Reston Town Center, Korean restaurants/cafes, Vienna Metro Station, Dulles Aiport is about a 10-20 minute drive.
- Amenities: Luxury newer appliances such as a brand new high-end Maytag washer, dryer, high-end dishwasher, superfast Verizon Fios internet (gigabit speeds with the latest Verizon Router), gas stove + full-sized gas oven, and more all provided at the house.
- *Full kitchen privileges*

Leasing terms are for a full year. A security deposit is also required; it is the same as the first month's rent. Utilities are not included and are split amongst the tenants, which are generally around $300-500 total (before being split amongst the tenants, it is generally $80-$100 a person if all rooms are rented). You would only be responsible for your own room rental. If the place is not fully occupied, your rent for your room will not go up! Other shares usually have the remaining tenants cover the entire house.

Type of roommate the house is looking for:

- Must be employed with a stable income and good credit. Must provide proof of 2 months' paystubs or job offer letter.
- Reasonable cleanliness. Keep up after yourself, and you will help keep the house clean. You must do your part in keeping up with the cleaning schedule (not ignoring it).
- Won't throw parties and won't bring drama into the house.
- No smokers or drug users.
- Maturity and respect for other roommates
